RENTAL GUIDELINES RENTAL OFFICE SUMMER HOURS: Monday through Friday 8:30 AM to 4:00 PM; Saturday 10:30 AM - 11:30AM and 3:00 PM - 4:00PM; Sunday - Closed RENTAL OFFICE WINTER HOURS: Monday through Friday 8:30 AM to 4:00 PM; Saturday and Sunday - Closed CHECK IN TIME: Check in time is 3:00 P.M. if you arrive early you will not be given your key, if you arrive after 4:00 P.M. your check-in packet (containing keys and directions to cottage) will be in the hanging rack to right of office door. Maximum number of occupants is to be strictly observed unless special arrangements are made with agency. CHECK OUT TIME: All tenants must be checked out by 11:00 AM. NO EXCEPTIONS! We must have time to get the unit ready for next guest. Keys must be returned to Watson Agency office upon departure, please do not leave at cottage. There is a key drop box to right of office door if you depart earlier than 11:00. RATES: In addition to the cottage weekly rate there is also a Vermont Rooms and Meals Tax, currently 9% and subject to change, and a damage deposit of no less than $250, subject to more per owner's request (damage deposit will be returned after inspection of property shows no damage or missing items, number of occupants was not exceeded and after all telephone charges are deducted. Please note that it may take several months for owners to get telephone bills.) We understand that some breakage of dishes could occur as normal wear and tear. Please report any broken dishes/glasses so these can be replaced for the next rental.) PAYMENT: Within 10 days of booking a reservation, payment of one-half total rent is required to confirm the reservation. After we receive deposit you will be sent a Confirmation Form, confirming cottage number, dates and rate. The balance is due four weeks prior to arrival unless other arrangements have been made. LENGTH OF STAY: Most properties require a minimum 7-day stay during Peak Season (July and August). Weekly reservations are made from Saturday-Saturday. Reservations for shorter periods of time may be made, depending on availability. CANCELLATION POLICY: 50% of your deposit will be refunded if notification is received in writing sixty days prior to your arrival date. Note: If we are successful in renting the accommodations we will refund 100% of deposit. SUPPLIES: All cottages (unless otherwise stated) are equipped with basic cooking ware and dishes. I recommend that you bring any special kitchen equipment that you can’t live without. Linens, blankets and bath towels are provided. Please bring additional toilet paper, bath soap, paper towels, detergent, garbage bags, coffee filters, condiments, beach towels, beach chairs, sun screen and bug spray. Many cottages do not come with fans, we recommend for your comfort that you bring a fan or two – could be a hot summer! ACCOMMODATIONS: The property is a privately owned dwelling with the owners’ furnishings and neither the agency nor owner shall be responsible for providing any additional furnishings or equipment not available presently in the property. Should any equipment malfunction, we will make every effort to have it corrected as soon as possible. There are no refunds or compensation for any malfunction of equipment, TV, VCR, appliances, public utility, etc. All properties are non-smoking unless otherwise noted. Some of the cottages are on village water, some have springs, some have drilled wells and some even draw water from the lake. In many cases the water is fine, but in others it may not be (even village water is sometimes subject to a “boil order.”) Therefore, for your comfort and health, we suggest that you may want to purchase bottled water for drinking, ice making and other uses involving consumption without boiling. TRASH: Upon arrival you will be supplied with the trash pick-up day and time, failure to remove trash from your cottage will result in a $25.00 charge per bag that is left. There is a 2 bag maximum per week, there is a $5.00/per bag if you exceed 2 bags. Charges will be deducted from your security deposit. DISHES: Failure to do dirty dishes in your cottage will result in a $15.00 charge per sink load. That will be deducted from your security deposit. CONSTRUCTION: Unfortunately we cannot predict the location of all construction activities near our rental properties, and we may not be able to inform you at the time you make your reservation that your rental property is near a construction site. We cannot make refunds or adjustments because of construction activity. RENTAL HOMES FOR SALE: Rental properties may be on the market for sale. Owners reserve the right to allow showings by themselves or by agents to qualified buyers by appointment only. Guests will be notified of showings at least 24 hours in advance. DISCLOSURE: The Peter D. Watson Agency, Inc. has a contractual relationship with the property owners; this contract employs us to act as the owners’ agents. We reserve the right to refund deposits, refuse rentals, cancel and/or change reservation (with notice) or discontinue occupancy. Any reservation obtained under false pretense will be subject to forfeiture. Authorized employees may enter the premises for any purpose to manage the property. The Peter D. Watson Agency, Inc., and the individual cottage owners' are not responsible for accidents, injury to guests, loss of money or valuables of any kind.
